Ozon Estate is situated in a green area with many forests nearby. About one kilometre from the estate, there is the 15-hectare Witkowice Forest Park, with numerous cycling, walking, and hiking paths. The vast and green surroundings and the impressive panorama of the city from the nearby National Hill (Polish: Górka Narodowa) make the estate a visually appealing location.

As the Ozon Estate grew with each stage of its construction, extensive commercial and service infrastructure developed in the area. A short distance away from the estate, there are, among other things, nurseries, kindergartens, schools, shops, restaurants and outlets of service providers
